Repayment

Equal monthly annuity.

• For all SB transaction account holders, repayment is possible with a standing order or through SB digital services.

• For full or partial early repayment, 0% commission if it is made within the first 20% of the initially agreed repayment period, otherwise the commission is 3% (only for loans secured by real estate collateral)

Charges

• Applicative fee MKD 600 for all clients

• Fee for generating Title Deed MKD 400 for all clients

• MKD 4000 processing fee, included in loan amount

• MKD 2500 appraisal fee, included in loan amount

• Costs for insurance of the property being pledged

• Notary fees for establishing pledge on property and registration of the pledge over property in the Real Estate Cadaster

Criteria:

• The beneficiary of the loan may be an unemployed and in that case any person acceptable to the Bank may apply as a loan applicant, while the beneficiary of the loan must be included in the loan as a co-borrower.

• Minimum monthly income of 12,000 MKD for clients with a salary in SB or another bank and pensioners in another bank and 10,000 MKD for pensioners in SB for each participant in the loan individually

• The beneficiary of the loan can be min. 18 years old and max. 35 years old on the day of application

• If the beneficiary of the loan is a person aged 18 or 19, the inclusion of a co-borrower is mandatory

• Own contribution: Minimum 15% of the amount of the pro-invoice for loans in the amount of over MKD 1,200,000 / EUR 20,000

• For clients with a salary in SB/without a salary in SB – from 20 years on the date of application to 70 years on the date of repayment (if a co-borrower/s is included, the age of one of the participants must be up to 70 years on the date of repayment, while the age of the other participants can be up to 75 years on the date of repayment.

• For pensioners – up to 70 years on the date of repayment (if a co-borrower/s is included and all participants at the time of application are pensioners, the age of any of the participants can be up to 75 years on the date of repayment).

• Co-borrower, in addition to a person who is a member of the immediate family (parent, child, spouse), can also be a person who meets the following conditions:

• to be a client with a salary in SB, or

• to be a client with an existing credit product in SB or another bank, with a good credit history

• Citizens of the Republic of North Macedonia, and are employed abroad, can be accepted as loan applicants / co-loan applicants only in cases where members of the immediate family who are in a regular employment relationship in RSM apply as loan applicants / co-loan applicants. The following conditions also apply:

• The employment contract as well as the last annual tax return submitted to the tax authority in the country where the loan applicant / co-loan applicant is employed should be translated by a certified translator

Required documents when applying o Application for consumer credit (for the loan applicant and co-borrowers)

1. Pro-invoice from the seller of the products / services

2. Copy of ID card or passport (for the borrower, co-borrowers and the mortgage debtor)

3. For clients who receive a salary at SB, only a transaction account statement for the last 6 months is required For all others: Pension check / Certificate of regular employment, certified and signed by authorized persons at the employer (not older than 30 days), and if necessary, other documents as proof of the amount of monthly income for 6 months.

4. Birth certificate (not older than 6 months) / marriage certificate issued by the RSM (for the borrower and co-borrowers)

5. In case the collateral is a house, the land must be with the right of ownership or with the right of long-term lease

6. Consent to submit a report from the Macedonian Credit Bureau AD Skopje (for the borrower and co-borrowers)

7. Other documents at the request of the Bank
