Interest rates for loans with an included life insurance

Secured by mortgage for clients receiving salary/pension on SB account  

• Fixed interest rate of 4.00% for 3 years

• Variable interest rate of 6.25% for the following years

For other clients

• Fixed interest rate of 4.20% for 3 years

• Variable interest rate of 6.94% for the following years

Secured by deposit

• 2.00 p.p margin above the deposit interest rate without life insurance

• 1.90 p.p margin above the deposit interest rate with life insurance

Interest rates for loans WITHOUT an included life insurance

Secured by mortgage for clients receiving salary/pension on SB account EUR/MKD

• Fixed interest rate of 4.50% for 3 years

• Variable interest rate of 6.25% 

For other clients EUR/MKD

• Fixed interest rate of 4.70% for 3 years

• Variable interest rate of 6.94% for the following years

Additional costs related to the loan application

• application cost in the amount of 600 MKD

• 400 MKD fee for generating Title Deed

• application cost for loans secured with mortgage in the amount of 1.25% - only if the application is approved

• application cost for loans secured with deposit in the amount of 0.50% - only if the application is approved

• appraisal fee in the amount of 500 MKD / 5,000 MKD depending on the location of the real estate – only if the application is approved

• Notary public fee – only if the application is approved

• Fee for early partial or full settlement:

  • 0% provided that the settlement is made following the expiry of the first 20% of the initially approved repayment period

  • 3% of the amount of the remaining debt provided that the settlement is made in the first 20% of the initially approved repayment period

• Individuals, residents
• Minimum salary
• 12.000 MKD for payroll and 10.000 MKD for pensioner, for each participant individually
• For SB payroll/non-SB payroll clients - from 20 years at application up to 70 years on loan repayment date (in case when co-borrower/s is/are included the age of one of the loan participants can be up to 70 years on loan repayment date, while the other loan participant/s on loan repayment day can be up to 75 years).
• For pensioners - up to 70 years on loan repayment date (in case when co-borrower/s is/are included and all the loan participants are pensioners at the moment of application, the age of any of the loan participants on loan repayment day can be up to 75 years).
• Requirements for co-borrower:
• to be a member of the immediate family
• other person who is a client receiving salary/pension on a SB account;  
• to be a client  with an existing loan product in SB or at any other bank and with good credit history
• Requirements for Individuals employed abroad, citizens of the RNM
• Loan borrowers or co-borrowers may be accepted as such provided that they are members of the immediate family and are employed in the Republic of North Macedonia. They should also submit an Employment Contract and the latest annual tax statement submitted to the tax authority in the country where they are employed (the documents have to be translated by an authorized translator).

• Signed consumer loan application form and a consent for verification at the Macedonian Credit Bureau  
• For clients receiving salary/pension on a SB account:
• transaction account statements for the last 3 months
• Certificate of Employment, signed and certified not older than 30 days

• Birth Certificate/ Marriage Certificate of the borrower/co-borrower/(in a notary procedure)
• Property certificate for the mortgaged real estate, not older than 6 months  
• Provided that the collateral is a house, the land should have an established property right or right for a long term lease
• Additional documentation required by the bank
